Following our announcement last week, that Stacked is now a FREE platform, we have seen a significant increase, in the number of property developers signing up for an account and engaging with the platform. Naturally, this is very exciting but it also presents a significant challenge, when it comes to delivering exceptional value and customer service. This challenge is compounded by the fact that we are not just serving property developer customers, but a number of different customers types, such as mortgage brokers and private investors etc.  In order to meet this challenge, we have launched a <a href="https://support.stacked.group/">new help website</a> today. Right now, the number of helpful articles on the website, is very low. Over the course of time however, this will steadily increase, as our team creates new articles, in response to the customer support requests that we receive.  In this way, we can leverage the power of our growing community, to provide on-demand answers, to the questions, which are being asked most often. We appreciate that a lot of property developers have systems in place (normally spreadsheets), which they are comfortable with and confident in.
Obviously, when stacking deals it is essential to have a very solid grasp on the numbers and returns involved. It’s also important to have a clear understanding of how the deal will be structured and delivered.
We have recognised that for some of our customers, the deal stacking process on our platform has not been sufficiently clear, simple and user friendly.
As part of our mission to continuously improve the platform and support your wealth building efforts, we have today released the following improvements to our deal stacking flows.
<h3>Deal timeline</h3>
We have introduced a visual timeline for each deal you are stacking and placed this at the top of the page.

Depending on the type of your stacking, the timeline will highlight when you will:
<ul>
<li>Start the conveyancing process</li>
<li>Start the renovation process</li>
<li>Complete the sale / refinance process</li>
</ul>
Depending on the type of deal you are stacking, each of these items may take more or less time. You have flexibility and control over where each item appears on the timeline.
<h3>Deal types and phases</h3>
Currently on Stacked, there are four deal types, which you can select when stacking a deal.
<h4>Single let</h4>
This is for deals where you’re buying / developing a single property and renting it to a single family.
<h4>HMO (house in multiple occupation)</h4>
This is for deals where you’re buying / developing a single property and renting it a group of tenants, who will be sharing the property.
<h4>Flip</h4>
This is for deals where you’re buying / developing a single property and then selling it.
<h4>Multi dwelling</h4>
This is for deals where you’re buying one property or piece of land and creating multiple dwellings.
This deal type is very flexible and expressive. It allows you to stack the following types of deals:
<ul>
<li>Buying a piece of land and building a number of new homes</li>
<li>Converting a freehold block into multiple leasehold flats</li>
<li>Converting a commercial building into a combination of commercial and residential units</li>
<li>Structuring a deal, in which you sell some dwellings and refinance / retain others.</li>
</ul>
Each of these deal types, now have their own set of phases, which allows the deal stacking process to flow more intuitively.
Each phase includes a subset of sections, which allow to think about each key part of the deal in a very focused way.
For example, we’ve applied the following phases and sections to a single let deal:
<h4>Phase 1 — Buy and renovate</h4>
<ul>
<li>Purchase</li>
<li>Renovate</li>
<li>Finance</li>
</ul>
<h4>Phase 2 — Rent</h4>
<ul><li>Returns (before refinance)</li></ul>
<h4>Phase 3 — Refinance</h4>
<ul>
<li>Refinance</li>
<li>Returns (after refinance)</li>

Thanks to Ruth Hunter and Chris Sheerin, for providing feedback and suggested improvements, which relate to our platform’s deal stacking capabilities.
This feedback comes as part of the great work that Daniel Torres and Gareth Alexander are doing, in relation to their pitch room concept called PiRo, which Stacked is proud to be associated with.
Our engineering team is working to delivering a raft of platform improvements and new features, to support your wealth building and fundraising efforts.
We are taking an incremental approach, in which we will release updates on a regular basis, as part of our high velocity development lifecycle.
This product release includes the following improvements.
<h3>Simplified mortgage and bridging products</h3>
We have removed the following fields, as they were causing confusion and making the process of adding new finance products unnecessarily time consuming:
<ul>
<li>Min term</li>
<li>Max term</li>
<li>Min loan</li>
<li>Max loan</li>
<li>Link to product</li>
</ul>
We have also added more contextual links to the deal stacking pages, so it is easier for you to add or edit finance products, which you’re planning to use.

Once configured to suit your needs, the deal stacking templates on Stacked will save you loads of time.
To make it easier for you to add or edit templates, we have added more contextual links to the relevant deal stacking pages, so you access the information you want, when you want it.

Until now, the monthly expenses during and after the development phase have been managed in one form on Stacked.
This has caused confusion and reduced clarity on your essential numbers when stacking deals.
We have now split this into separate sections and itemised them, in way that is clearer and allows the deal stacking process to flow better.
This will give you greater clarity on your carrying costs. These are the expenses you will incur during the development phase, prior to renting or selling the property.

As a first step towards achieving these goals, we have added a chat facility to the bottom right hand corner, on every page of the Stacked website.
Our team will be monitoring incoming messages periodically throughout the day and will respond as soon as possible.
Wherever possible, we kindly ask that you supply videos or images of the issues you’re facing, as this helps our team to quickly understand and resolve things for you.

In response to seeing a sharp increase in the number of workflow conversations, which are now taking place on Stacked, our engineering team have implemented a ‘Load More Comments’ feature, so that larger conversations are still quick to load.

As you can see from the graphic below, far more conversations are now happening on Stacked, which is great to see.
By managing all your workflows and conversations (with your internal and external power team members) directly on Stacked, you will have a far more scaleable system for managing and growing your property investment business.
